At PWD Property Partners we have a lovely location overlooking King George V (KGV) playing fields and I’m excited to share why Effingham should be on your radar if you’re considering a move.

Rich History and Heritage

Effingham is steeped in history. The village dates back to the Domesday Book and has retained much of its historical charm. St. Lawrence Church, a beautiful medieval structure, dominates the village skyline.

One of Effingham’s most notable historical figures is Lord Howard of Effingham, the Lord High Admiral who played a crucial role in the defeat of the Spanish Armada in 1588. The village’s ties to such significant historical events add a unique dimension to its character, making it more than just a picturesque locale.

The Howard of Effingham School, referred to as Howard, was named after the Lord and founded in 1940. It has grown significantly over the decades to become a prominent secondary school in Surrey.

Fantastic Local Businesses

The parade of shops in the heart of the village offers Layla’s – a lovely independent café offering service with a friendly smile. We also have Headliners unisex salon, Parker and Sons’ hardware store, The Bakery, a village shop and Bevan’s ‘award winning’ Butchers est.1929

The village has two superb dog friendly pubs both serving fantastic food throughout the year.

  • The Plough has a great village quiz every Wednesday night with a super jackpot prize and plenty of laughs.
  • The Queens Stage offers food, drink, accommodation and a cycle hub coffee meeting point. Find out more below:

We recently all had the pleasure of meeting Loolabell and having a fantastic lunch from her outdoor kitchen on KGV playing fields.

The village has a number of voluntary organisations helping the community including the parish council and residents association with noticeboards at the end of the parade of shops.

Bricks and Mortar

Effingham’s property market has shown resilience and growth, reflecting its desirability as a place to live.

At PWD Property Partners, we’ve seen a growing interest in the market here. The village offers a diverse range of properties, from charming cottages and period homes to modern new build family houses. It’s the scenic beauty, historical significance, and modern amenities that make it an attractive proposition for homebuyers and tenants alike.

Transport

Despite its rural feel, the village has excellent connectivity. Effingham Junction railway station provides direct services to London Waterloo, making it an ideal location for commuters seeking a tranquil home life without losing accessibility to the capital.

The village’s proximity to the A3 and M25 also ensures easy road travel to London, both major airports and other key towns in Surrey.

Recreation

Effingham Golf Club is a lovely Harry Colt designed course with fantastic views from the hillside. It is ranked 25th in Surrey (the capital of golf in England)

Effingham and the two commons are surrounded by the stunning natural beauty of the Surrey Hills, an Area of Outstanding Natural Beauty (AONB). This designation ensures the preservation of the rolling hills, ancient woodlands, and scenic trails that define the area. Whether you're an avid hiker, a cyclist, or someone who simply enjoys a peaceful walk in nature, Effingham provides an idyllic setting starting/stopping at your house or one of the lovely pubs/café’s.

Conclusion

Effingham is more than just a village; it's a vibrant community set in one of the most beautiful parts of England. Its rich history, stunning landscapes, excellent connectivity, and strong community spirit make it an exceptional place to call home.

At PWD Property Partners, we’re here to help connect buyers/sellers/landlord and tenants to transact efficiently. If you are looking to move to your next stop or think Effingham could be the charming village your looking reach out to us today to discover our services.
